This is the largest property portal in the UK.
Primelocation.com
PrimeLocation.com is one of the UK's leading property websites, focussed on helping house-hunters in the middle and upper tiers of the market. At PrimeLocation.com everything is aimed at providing an effective medium for users looking to buy, sell, rent or let quality properties, both in the UK and overseas.
This website attracts over 5 million visitors a month and advertises properties from over 16,000 estate and letting agent branches, including all the leading national chains.
Zoopla.co.uk
Zoopla.co.uk helps consumers both find their next home and research the market by combining hundreds of thousands of property listings with market data, local information, and community tools. This website is one of the fastest-growing websites in the UK, now attracting over 40 million visits per month. Zoopla.co.uk offers many features to its users, including smarter property search tools to refine, sort, and customize their results in a variety of ways.

UK Property Portals in 2026: Who Really Has the Audience, and the New Rules Every Listing Must Follow
Several of the sites above look like separate competitors, but the UK market is more concentrated than that. Here is how it looks now, based on each company's latest published figures:
| Portal | Owner | Latest figure |
|---|---|---|
| Rightmove | Rightmove plc (listed) | 89% of time spent on UK property portals (Comscore, December 2025), 16.8 billion minutes in 2025, £425.1m revenue (FY2025 results) |
| Zoopla and PrimeLocation | Houseful, owned by Silver Lake since 2018 | One group, so listings largely overlap |
| OnTheMarket | CoStar Group (since December 2023) | Visits up 55%, listings up 47% and sales leads up 94% since the acquisition (company figures, January 2026) |
| Nestoria | LIFULL Connect | A search engine that gathers ads from other portals; it is not a portal itself |
Rightmove's dominance shows up in its own figures too: it says 70% of vendor instructions in the secondary market came from Rightmove users, as did 80% of tenants. OnTheMarket is the challenger to watch. CoStar spent £46.5m on sales and marketing in its first year of ownership. Its traffic claims have been publicly disputed by Zoopla, so read any portal's "number one" claims carefully.
New rules for rental listings in England (from 1 May 2026)
The Renters' Rights Act 2025 changes how rentals can be advertised. Under the government's rental bidding guidance, every written advert, including portal listings and social media posts, must state one specific rent. Price ranges are not allowed, and landlords and agents may not ask for or accept offers above the advertised rent. A first offence can bring a fine of up to £7,000. The landlord overview also bans refusing tenants because they have children or receive benefits. It also bans taking rent before the tenancy agreement is signed, ends Section 21 "no-fault" evictions, and lets tenants ask to keep a pet. These rules apply in England only.
Material information on every listing
National Trading Standards requires property listings to show "material information". Since 2022 that has meant the council tax band and the price or rent on every listing, plus tenure for sales (Part A). Parts B and C, published in November 2023, cover utilities, parking, broadband and mobile coverage, flood risk, building safety and restrictions. If a listing is missing these, ask the agent before you book a viewing.
What this means for you
- Buyers and renters: set alerts on Rightmove, plus OnTheMarket or Zoopla. Searching both Zoopla and PrimeLocation mostly shows you the same listings twice.
- Renters in England: an advert that says "offers over" or gives a rent range breaks the rules. You can report it to your local council.
- Landlords and agents: check older advert templates for rent ranges or wording that invites bids before they go live on any portal.
